The Phoenix, AZ office of a national builder with a local commitment is seeking a Superintendent to complement our team. We specializes in building new single-family homes, apartments and condominiums in livable, well-thought out communities in Arizona, California, Florida, Hawaii, Texas and Wisconsin. For over 75 years, we have built innovative, well-designed homes with today's home buyer in mind. We are currently seeking a Superintendent who will be responsible for managing multi-family construction operations according to our standards and processes to ensure the delivery of a quality product.
Primary Responsibilities:
Responsible for making sure phasing and sequence is correct, plans are correct and understand change orders. Ensure cycle time is maintained
Ensure elevations and color schemes are applied to the correct units Maintain daily construction schedules. Schedule with each trade well in advance of expected date.
Check job daily for progress and quality, defect and loss prevention.
Daily City Inspection review to overall Project needs and allocation. Walk with Inspector.
Conduct Bi-monthly billing review for accuracy. Accurately review subcontractor or vendor WO's for completion. Back charge when necessary - notify subcontractor
Maintain construction trailer appearance, both inside and outside
Maintain hours necessary to complete job and be accessible to vendors and construction personnel
Communicate with Property Manager in regard to turn overs and day-to-day schedule, at least one meeting per week
Read and understand engineered drawings, Architectural, Structural, Mechanical, Electrical, Plumbing and Civil. (fundamentals).
Redline construction documents as necessary and coordinate revisions with office staff
Must know and understand "Contracts & Scopes of Work" for all trades
Must know and understand specifications for the project
Responsible to ensure all jobsite rules and cleanliness are maintained
Responsible for maintaining and enforcing OSHA guidelines and regulations on job-site
Delegate tasks and provide training to Assistant Superintendents
Final Grading & Dirt / Tile & Sand Haul Off (per unit or phase). Rake-out
Qualifications:
Minimum of 5 years construction supervision experience.
Experience in multi-family construction within the Phoenix market preferred.
Ability to write and communicate clearly and effectively.
Familiar with Windows based applications such as Word, Excel, scheduling and job costing software.
